Standardized Operating Procedures

Effective October 7, 2026. These procedures are adopted under New York Real Property Law § 442-H and apply to all prospective homebuyers who work with The Giraldo Group LLC and its licensed associates.

Identification

We do not require prospective homebuyers to show identification before providing services. A seller, building, or listing broker may separately require identification before a showing or as part of a transaction.

Exclusive broker agreement

We require prospective homebuyers to sign an exclusive buyer’s broker agreement before we provide buyer representation services.

Mortgage pre-approval

We do not require prospective homebuyers to provide a mortgage pre-approval or proof of funds before providing services. A seller or listing broker may separately require one before a showing or with an offer.
