Westchester market
Fewer, dearer trades.
What the numbers say about buying and selling a single-family home in Westchester today, from closed sales rather than forecasts.

What it means for sellers
The county has not boomed so much as contracted into fewer, more expensive sales. Inventory is under a third of what it was in 2019, so a well-prepared, well-priced home faces little competition. But a median describes the homes that sold, not the depth of demand behind them. In smaller towns, a finished home is sold to one of a handful of buyers each month, which is why pricing to your own street matters more than the county number.
Why spring wins
Westchester is a seasonal market, and the seasons are wide. The county’s monthly median was $920,000 in January 2026 and $1,341,500 in June, and days on market fell from 49 to 27. Families aim to close by August so children can start school in September, which pulls contracts into March through June. Homes also show and photograph better in spring, and year-end bonuses fund spring down payments. Part of the swing reflects which homes sell: larger family homes trade disproportionately in spring and summer.
The practical lesson: if you can choose your timing, plan preparation in winter so your home is ready to list as the spring market opens. If you need to sell in the off-season, price to winter sales rather than to the best month of the year.
